WHO IS DAR GLOBAL

Dar Global is a London-listed international luxury real estate developer headquartered in Dubai, founded in 2017 as the international development arm of Dar Al Arkan — Saudi Arabia’s largest publicly traded real estate company.

The group listed on the Main Market of the London Stock Exchange in February 2023, becoming the first Saudi company ever admitted to the LSE main market, and in September 2025 received UK Financial Conduct Authority approval for reclassification into the Equity Shares Commercial Companies category — making it the first Gulf-based company to achieve that status.

The company’s operational model is built around one differentiating thesis: luxury branded residences for the internationally mobile buyer. Where conventional developers sell square footage and location, Dar Global sells a branded lifestyle asset — a residence co-created with a globally recognised name that functions simultaneously as a home, a second home, and a collectible product. The brand roster includes the Trump Organization, Pagani, Aston Martin, Lamborghini, Missoni, Elie Saab, Mouawad, and W Hotels. By 2025, Trump-branded properties alone accounted for 18% of the total portfolio.

Dar Global about developer core facts

The developer operates an asset-light model — it does not carry large volumes of land on its balance sheet but instead structures joint development agreements and land acquisitions strategically as projects are launched. This approach has allowed the company to scale rapidly without proportionate capital exposure.

THE NUMBERS

FY2025 results published March 2026: revenue $538.6 million, up from $240.3 million in 2024. Pre-tax profit $112.7 million, up from $14 million. ROE 17.3% — among the highest reported by any listed developer in the UK or Europe. Portfolio GDV reached $23 billion as of early 2026, more than tripling from $7.5 billion in 2024.

The growth was driven primarily by large-scale project launches and land acquisitions in Saudi Arabia. The parent company Dar Al Arkan brings an additional track record of over 15,300 residential units and 500,000 square metres of commercial space delivered across three decades in the Kingdom.

THE BRAND STRATEGY

Dar Global’s competitive position is built entirely on brand partnership quality. The developer does not compete on price, location, or yield — it competes on the collectibility and exclusivity of the product. A Pagani-designed penthouse, a Trump-branded golf villa, a Missoni-interiors apartment — these are products that attract a buyer profile that does not shop by PSF.

The brand partner brings the design philosophy, the material specification, and the lifestyle narrative. Dar Global provides the land, the development structure, and the financial execution.

This model has a ceiling: the addressable buyer pool is narrow by definition. But within that pool, pricing power is disproportionate and secondary market liquidity in delivered branded product has historically held above comparable non-branded stock.

DUBAI PROJECTS

Dar Global’s Dubai portfolio is concentrated in central locations — Business Bay, Downtown, and Sheikh Zayed Road — targeting end-users and investors who value branded design alongside prime address positioning.

Completed and delivered in Dubai: Urban Oasis by Missoni in Business Bay, Da Vinci Tower by Pagani on Sheikh Zayed Road, W Residences Downtown, and DG1 Living in Business Bay. Forthcoming flagship: Trump International Hotel and Tower Dubai on Sheikh Zayed Road — the developer’s most prominent announced project in the emirate.

INTERNATIONAL PORTFOLIO

Dar Global operates across nine countries and fourteen cities. The geographic spread targets specific demand profiles: second-home buyers in Europe, ultra-luxury investors in the Gulf, and internationally mobile high-net-worth individuals seeking branded residential assets in gateway locations.

In Saudi Arabia — the group’s most active growth market — the pipeline includes Trump Jeddah Tower on the Red Sea ($530 million, 47 floors) and Neptune by Mouawad in Riyadh, a 200-villa ultra-luxury enclave adjacent to the Expo 2030 site. Saudi Arabia opened its property market to foreign non-resident investment in January 2026, a structural shift that Dar Global positioned itself ahead of through early land acquisition and project launches.

In Oman, the AIDA masterplan in Muscat encompasses Trump International Hotel, Trump Cliff Villas, Marriott Residences, and Trump Golf Villas positioned 130 metres above the Muscat Riviera, developed jointly with Omran Group. In Qatar, active projects include Les Vagues and The Weekend 2 by Elie Saab on Qetifan Island. In Spain, the Marbella pipeline targets the European second-home market. The Maldives portfolio includes Trump International Hotel and Resort, with World Liberty Financial recently announcing plans to tokenise the property in partnership with Securitize — Dar Global’s first move into blockchain-based real estate structuring.

COMPLETED PROJECTS

Delivered portfolio to date includes Urban Oasis by Missoni (Business Bay, Dubai), Da Vinci Tower by Pagani (Sheikh Zayed Road, Dubai), W Residences Downtown (Dubai), DG1 Living (Business Bay, Dubai), Sidra gated community (Bosnia, 2023), and Phase 1 of AIDA Villas (Muscat, Oman). As of end-2024 the group had over 2,250 units sold across 17 live projects, representing approximately 49% of launched GDV.

INVESTMENT CASE

Dar Global is publicly traded on the London Stock Exchange with audited financials published under UK disclosure requirements — a level of financial transparency uncommon among Dubai-based developers. The asset-light model with geographically diversified revenue reduces single-market exposure. The brand partnership model creates pricing power and secondary market resilience in delivered stock. The Saudi Arabia pivot — timed ahead of the Kingdom’s opening to foreign property investment — positions the group for structural demand growth in the region’s largest untapped market.

The risk side: the addressable buyer pool is narrow, the Trump brand carries political exposure that has historically introduced volatility into the stock price, and the pace of GDV growth from $7.5 billion to $23 billion in under two years represents execution risk at scale.
