The Oasis is a large-scale masterplan villa community developed by Emaar Properties, located in Dubailand at the intersection of Sheikh Zayed bin Hamdan Al Nahyan Street and Yalayis Road. The project was launched in 2023 and represents one of Emaar’s most ambitious residential undertakings in recent years — a single community spanning millions of square feet, designed exclusively around standalone villas and mansion-scale residences.

The concept is built around water. Lagoons, canals, and man-made beaches run through the entire masterplan, with a significant portion of the community’s open space dedicated to waterfront promenades and leisure corridors. The positioning is explicitly ultra-luxury — The Oasis does not include apartment towers or townhouse clusters. Every unit is a villa on a private plot.

LOCATION AND CONNECTIVITY

 

The Oasis sits in the Dubailand corridor, roughly equidistant between Downtown Dubai and Al Maktoum International Airport. Key drive times from the community place Downtown Dubai and Burj Khalifa at approximately 18 to 20 minutes, Dubai Hills Mall at around 15 minutes, and Expo City at roughly 10 to 12 minutes. 

Al Maktoum International Airport — the long-term primary airport for Dubai — is approximately 20 to 25 minutes away, which is a relevant factor for the buyer profile this community targets.

The surrounding road infrastructure is still maturing, consistent with the timeline of the project. The area is connected via Yalayis Street and Sheikh Zayed bin Hamdan Al Nahyan Street, both major arterials with ongoing capacity expansion.

COMMUNITY FEATURES

 

The waterway network of lagoons, canals, and beaches runs through the entire masterplan and defines the identity of the community. Residents have direct access to waterfront promenades and leisure corridors from within their clusters.

Recreational infrastructure includes a clubhouse, outdoor and indoor swimming pools, a fully equipped fitness centre, yoga and meditation spaces, and dedicated cycling and jogging tracks connecting the different residential clusters. Children’s play areas and family zones are distributed across the community rather than concentrated in a single location.

The masterplan incorporates retail and dining within walking distance of the residential zones, designed to serve daily needs without requiring residents to leave the community. A mosque is included within the development.

Green space is a defining element of the layout. Parks, landscaped gardens, and tree-lined walkways account for a substantial share of the non-built area, with the intention of creating a walkable environment at the neighbourhood level despite the overall scale of the masterplan.

Security is managed at the community level with gated access, 24-hour CCTV coverage, and dedicated security personnel. All villas include private parking within the plot.

The Address-branded clusters within The Oasis offer an additional layer of concierge-level services and amenities consistent with Emaar’s five-star hospitality standards, available to residents of those specific sub-communities.

 

 

PROPERTY TYPES

 

The Oasis is an exclusively villa community. Villas are available across four and five bedroom configurations in the standard residential clusters, stepping up to five and six bedroom layouts in the premium and Address-branded sub-communities. The largest units within the mansion tiers exceed six bedrooms and are built across basement, ground, first, and roof levels.

Plot sizes vary by cluster and configuration. Entry-level plots start at approximately 6,000 sq.ft, with mid-range configurations running between 8,000 and 11,000 sq.ft. The larger Address-branded and palace-tier plots reach 15,000 sq.ft and above. Built-up areas range from approximately 5,500 sq.ft on four-bedroom villas to over 12,000 sq.ft on the six-bedroom Address configurations.

All villas include a private garden, private parking, and private pool as standard across the community. Basement levels are available in the larger configurations and are typically used for additional living space, a home cinema, or staff quarters.

The community is being delivered under multiple sub-brands at different price points — Mirage, Palmiera, Caya, Venera, Ostra, Mareva, and Tierra Address Villas among them. Each cluster has a distinct architectural language and finish level, with the Address-branded product at the top of the range and the standard villa clusters offering entry into the community at comparatively lower per-square-foot pricing.

PRICING AND SECONDARY MARKET

 

Starting prices in the primary market at launch ranged from approximately AED 6 to 7 million for four-bedroom villas in the standard clusters, rising to AED 13 million and above for Address-branded product. Secondary market pricing reflects both the original entry point and subsequent appreciation in the surrounding area.

The Oasis launched at a time of strong market momentum, and a number of original buyers are now active in the secondary market ahead of handover dates ranging from 2027 to 2029 depending on the phase. Secondary pricing varies significantly by cluster, floor plan, and plot position — units with lagoon or park-facing aspects carry a visible premium over equivalent inland plots within the same sub-community.
