WHAT MAJAN IS

Majan is a freehold residential subdistrict within Dubailand, positioned along Sheikh Mohammed Bin Zayed Road between Al Barari and Global Village.

The community spans approximately 16.5 million square feet of master-planned mixed-use development, built primarily by mid-market developers targeting the yield investor and entry-level buyer segments.

It is not a community you have heard of because it has a famous beach or a landmark tower. You have heard of it — if you operate in the investment segment — because it consistently produces some of the highest gross rental yields in Dubai for apartments, and because studios and one-bedrooms here can be acquired for AED 600,000–900,000 at prices per square foot that no longer exist in JVC, Business Bay, or Arjan.

Majan’s name comes from its adjacency to Al Barari, the premium low-density villa community to its immediate west. The Barari green corridor — landscaped, low-rise, private — forms the view orientation for many of the residential towers on Majan’s western edge, including the Samana Barari series. This is not a coincidence of naming. It is the product’s primary differentiator: a Barari view from a mid-market building at a mid-market price.

HOW THE DISTRICT IS LAID OUT

Majan is a mid-rise district. There are no high-rise towers and no single dominant landmark. The built environment is a collection of 8–20 storey residential buildings delivered in successive phases by a small number of active developers, interspersed with retail podiums that are still maturing in terms of occupancy. The road network within the community connects to Sheikh Mohammed Bin Zayed Road and Al Ain Road — both major arterials — giving reasonable car access to the rest of Dubai without passing through the congestion corridors of Sheikh Zayed Road or Downtown.

The active developer presence is concentrated. Samana Developers has delivered or has under construction multiple projects including the Barari Views series, Skyros, California, and Waves — all characterised by the private or semi-private pool-in-unit concept that defines Samana’s product identity. Binghatti has delivered Avenue, Star, and Luna in the same corridor. Tiger, Reportage, and Danube have additional projects. The visual signature of the community is Binghatti’s colourful geometric facades, which are recognisable from any aerial view of the area.

CONNECTIVITY

Majan is car-dependent. There is no metro connection and no near-term metro station planned within the community boundaries. Sheikh Mohammed Bin Zayed Road provides access to Al Maktoum International Airport to the south and Dubai International Airport to the northeast.

Global Village is approximately 5 minutes by car. IMG Worlds of Adventure is 10 minutes. Dubai Silicon Oasis and Academic City are 15 minutes. Downtown Dubai is 25–30 minutes depending on traffic.

The absence of public transport is a material fact for tenants who do not own cars. In practice, Majan’s tenant base skews toward mid-income professionals and couples with personal vehicles — the community does not attract the transit-dependent tenant profile that metro-adjacent buildings in JVC or Business Bay service.

This is not a yield risk at current pricing, but it is a ceiling on the addressable tenant pool and should inform any underwriting of vacancy assumptions.

THE NUMBERS

Average price per square foot in Majan as of Q1 2026: AED 1,354–1,454. This represents growth from approximately AED 400 per square foot in 2020 — a near-fourfold increase over five years driven by the broader Dubai market re-rating and the community’s own maturation.

Entry-level studios begin at approximately AED 630,000–750,000. One-bedrooms trade between AED 850,000 and AED 1.1 million. Two-bedrooms average AED 1.2–1.5 million. Three-bedrooms approximately AED 1.8 million.

Gross rental yields average 6.7–8.4% for long-term leases, making Majan one of the highest-yielding freehold apartment communities in Dubai at current pricing. For short-term rental operators on licensed platforms, Samana’s pool-unit product has demonstrated yields at the upper end of that range and above, because the pool and Barari view orientation drives per-night pricing disproportionate to the asset’s capital value. Average annual rent for a studio in Majan runs approximately AED 55,000–70,000 on a long-term basis.

Transaction volume in the six months to November 2025 reached 1,911 apartments — a 93.6% increase on the prior comparable period — reflecting genuine investor demand rather than speculative illiquidity.

WHO BUYS AND RENTS HERE

Majan is primarily an investor market. DLD data confirms the community is not predominantly an owner-occupier destination — the entry price point, the address profile, and the unit typology all skew toward the rental investor and yield buyer. The tenant base is mid-income professionals, young couples, and individuals who prioritise modern finishes and amenity access over address prestige.

The short-term rental investor cohort is active in Majan specifically because of Samana’s pool product. A studio or one-bedroom with private pool access photographs at a quality level that commands nightly rates on Airbnb and Booking.com inconsistent with the asset’s purchase price. DTCM licensing is required for STR operation and should be factored into operational planning from acquisition.

THE HONEST CONSTRAINTS

Majan’s retail and F&B infrastructure at street level remains thin. The community is functional but not activated — you will not walk downstairs to a coffee shop or a supermarket in the way you would in JVC or Business Bay. Residents are car-dependent for daily errands, and this will remain the case until ground-floor retail occupancy matures across the community’s buildings, which is a multi-year process tied to population density reaching critical mass.

The supply concentration is a real risk. Multiple developers have delivered and continue to launch in the same postcode, targeting the same buyer and tenant profile at similar price points. When simultaneous handovers occur — a dynamic Majan shares with Al Jaddaf and other high-volume delivery corridors — vacancy pressure can emerge in the short term. Buyers should model occupancy conservatively in handover years and price that into their yield calculations.

The address does not carry organic recognition outside the investor community. For an owner-occupier who values telling people where they live, Majan does not function the way Jumeirah, Downtown, or Palm does. This is not a deficiency in the investment case — it is simply a description of who this community is and is not for.
