Seven Tides is a privately owned Dubai developer and holding company launched in 2004. Unlike most Dubai developers of its generation, it did not start as a volume residential builder — it started on Palm Jumeirah, building boutique waterfront residences and hospitality assets, and has stayed concentrated rather than expanding into a mass-market pipeline. Over two decades the company has delivered more than ten major projects covering over 13 million square feet across residential, hospitality, commercial, and education sectors.

FOUNDER AND OWNERSHIP

 

Seven Tides was established by Sultan Ahmed bin Sulayem, Chairman and CEO of DP World — one of the most influential figures in Dubai’s modern business history.

The company remains privately held and family-run, now under the operational leadership of his son Abdullah bin Sulayem. This ownership structure matters for buyers — Seven Tides is not a public company answering to shareholders on delivery timelines, and it has weathered both the 2009 credit crunch and the 2020 pandemic without abandoning a project.

TRACK RECORD

 

Seven Tides began construction within a year of launching, starting with Oceana Residences and the Royal Amwaj Apartments on Palm Jumeirah, alongside the Ibn Battuta Gate Complex

Oceana Residences completed in 2010 with 644 apartments and penthouses. The Ibn Battuta Gate hotel and residences completed the same year, adding 396 hotel keys, 156 apartments, and close to 439,000 sqft of commercial office space — plus the UAE’s first robotic car parking facility, built for 744 vehicles.

The hospitality side of the portfolio grew in parallel. The Oceana Hotel and Apartments completed in 2017 and now operates as DUKES Dubai, a 279-key hotel with 287 furnished apartments. Seven Hotel and Apartments was rebranded under NH Collection in 2021 and opened in 2023 with 227 rooms and 306 serviced apartments. The most recent completion is Anantara World Islands Dubai Resort, a 70-key boutique resort that opened in 2022 on its own private island off Dubai’s coast.

Outside the UAE, Seven Tides acquired the five-star DUKES London hotel in 2006 — giving the company an international hospitality footprint alongside its Dubai development business, which is unusual for a developer of its size.

CURRENT PIPELINE

 

The active project is Golf Views Seven City in Jumeirah Lake Towers — a mixed-use tower delivering 2,621 residential apartments across 39 floors plus 150,000 sqft of retail space, positioned at the JLT edge with golf course views. 

This is Seven Tides’ first large-scale entry into JLT, a significant step up in unit count from its earlier Palm Jumeirah-focused boutique developments.

WHAT THIS MEANS FOR A BUYER

Seven Tides occupies an unusual position among Dubai developers — small enough that it has never mass-produced thousands of units a year, but with a 100% delivery track record stretching back to 2004, including through two global downturns. The company’s pattern is concentration rather than diversification across price points: Palm Jumeirah and JLT, residential and hospitality, built and held rather than flipped. For a buyer, this reads as lower delivery risk than a newer or smaller developer, paired with a narrower set of communities to evaluate. The trade-off is that Seven Tides does not offer the breadth of price points or locations that a developer like Damac or Azizi does — what you get is a smaller number of carefully chosen addresses with a long completion history behind each one.
